We Analyzed 2,400 DFW Protests. Here Is What Moved the Number.

Condition evidence beat comp selection more often than we expected. A breakdown of which arguments produced the largest reductions, by county.

Across four counties and one filing season, the single strongest predictor of a large reduction was not the quality of the comparable set. It was whether the file contained photographic condition evidence with a contractor estimate attached.

What a comp set gets you

A defensible equity argument reliably produces a reduction. It is also reliably modest: the district settles at or near the median of your adjusted set, because that is the number the statute points at.

What condition evidence gets you

Documented foundation movement, roof age past its schedule, or drainage problems move the number below the equity median, because they are arguments about this house rather than about the roll. They are also the arguments most homeowners never make, because gathering them takes an afternoon.

These figures come from our own files and are not a published dataset. Treat them as our experience, not as a study.
