Protest your Grapevine property taxes

We pull your Grapevine appraisal record, run a comparable-sales and unequal-appraisal analysis against the same Tarrant County roll Tarrant AD use, and tell you whether a protest would actually move your bill — before you commit to anything.

No account, no card, no obligation. We check whether a protest would actually change your bill before we ask you for anything.

How it works

How a protest works in Tarrant County

The process is set by state law, not by us — Tarrant AD run its own hearings, but every Texas appraisal district follows the same statutory steps.

1

We pull your record

Your Grapevine property's characteristics and current assessment, straight off the Tarrant AD roll.

2

We build the comp set

Every comparable home in your neighborhood and subdivision, adjusted line by line — the same uniform-and-equal math the district itself uses.

3

We file before the deadline

May 15, or 30 days after your notice was mailed, whichever is later. We eFile with Tarrant AD and submit the full evidence packet.

4

Informal, then the ARB

Most protests settle at the informal review. If not, we represent you at the Appraisal Review Board hearing by video — no extra charge, no day off work.

Tarrant AD

The homestead cap, explained

If Grapevine is your primary residence and you have a homestead exemption on file, Texas law (Tex. Tax Code §23.23) limits how much your appraised value can rise in a single year to 10% over last year's appraised value — regardless of how much the district says your home's market value went up.

That means a market-value reduction does not always change your tax bill: if the cap is already holding your appraised value below market value, the market-value argument wins nothing until the cap catches up. Your estimate walks through market value, the cap ceiling, and what actually reaches your taxable value — so you know which situation you are in before you sign anything.

Questions

Grapevine protests: what to know first

Can protesting raise my property's appraised value in Grapevine?

No. Under Texas Tax Code §41.43 the appraisal review board cannot set a value higher than the one on your notice. The worst outcome of a protest is that nothing changes.

What if my homestead cap already limits my value?

Then a market-value reduction may not change your bill this year, and we will tell you that before you sign anything. Texas caps how much a homestead's appraised value can rise in a year at 10% (Tex. Tax Code §23.23) — your estimate shows the cap walk-through explicitly.

Do I have to attend the hearing?

No. Form 50-162 appoints us as your agent, and we appear at the informal meeting and the ARB panel on your behalf, by video.

What is the protest deadline for a Grapevine property?

May 15, or 30 days after your appraisal notice was mailed, whichever is later. There is no late protest — miss it and your value is locked in for the year.

When am I billed?

Only after the reduction is official. We invoice 25% of your first year's realised tax savings. If your value does not drop, there is no invoice at all.
